Your reservation is for the time specified in the Tenant Lease (price includes rental fee, taxes and other fees, and property security deposit and if applicable, pet security deposit and fees), per your request and availability of the property, under arrival and departure dates. The guest named on this lease is the responsible party for the reservation, all the lease obligations, and property key pick-up and return. (Sub-Leasing is not permitted.) The leaseholder must be 21 years of age to rent through JR Vacation Rentals.


Properties offered for rental are individually owned. Owners welcome you into their home in hopes that you enjoy your visit. Each property is furnished according to the owner’s individual preference and tastes. Refunds are not given for dissatisfaction with décor, changes made by owners, printing errors or website information. We do our best to offer accurate and up-to-date images of each property, as communicated with our owners.

Neither Owner nor Agent shall be liable for events beyond their control, which may interfere with your scheduled occupancy, including but not limited to Acts of God, Acts of Governmental Agencies, fire, strikes, war, inclement weather, including flooding and construction noise from nearby sites.  NO REFUND will be offered in these circumstances.

All JR Vacation Rentals properties are privately owned. JR Vacation Rentals is the agent for the property owner and on his/her behalf, reserves the right to refund advanced payment, refuse admittance, evict, refuse or discontinue occupancy, if in our opinion, same is detrimental to the premises.

Lease Holder must be present, at Check-in, unless prior arrangements have been made authorizing another person to represent them. Check-in and check-out occur at the JR Vacation Rentals Office located at 53 W. Spruce St., Sturgeon Bay, WI (888-481-1935). Arrival time at the property is 4 P.M. for all guests. 
Key pick up can occur anytime, during office hours, on the day of your arrival. Our reservation staff will re-iterate Check-in time for your reserved property. If you anticipate arrival after business hours, or on days the office is closed, see LATE ARRIVALS. (Directions and office hours can be found on your Confirmation Letter (e-mailed to you after we received your final payment) or on the JR Vacation Rentals website).

All cancellations incur a $100.00 (non-refundable) fee. Cancellations may be called in, but a follow-up notice in writing or via e-mail, to our office, is required. If the home is re-booked, or partially re-booked, the advanced deposit/full payment or partial advance deposit/full payment will be refunded; less $100.00. Every effort is made, by our reservationists, to re-book. However, if the premises does not re-book, the entire advance deposit/full payment is forfeited. Refunds will be made payable, to the leaseholder, within 30 days after the subsequent re-rent payment has cleared our account.

Burning of candles is prohibited in all JR Vacation Rentals properties! Violation is grounds for eviction without refund and forfeiture of Security Deposit.

All efforts are made to correct any problems you may experience, in as timely a manner as possible. Recompense will not be issued due to malfunctioning equipment or other guest’s dissatisfaction. You can expect a courteous and professional attitude toward problem-solving.

 Check-out time is 10:00 A.M. sharp! No exceptions! Keys and any sheets or towels rented must be returned to the JR Vacation Rental Office. If you Check-out when our office is closed, please follow the Late Check-out Procedures.
All good things must unfortunately end! Before departure, read and follow the property Check-out Procedures, found in your Welcome Binder or posted as a sign, typically in the kitchen, of the property. It is very important that all doors and windows are locked! Any damage incurred by not following these procedures may be deducted from your security deposit. For Pet-friendly properties, help us continue to allow pets to be welcomed by being a responsible pet owner and cleaning up after your stay, of your pets too! Please confirm all perishable food items are taken with you! Have a safe trip home. See you next year! When reality sets in, feel free to check availability for the next two years!

If you choose to vacate the property prior to the reserved departure date listed on your Tenant Lease, you will NOT receive a refund. A courtesy phone call or e-mail to our office would be appreciated as professional communication.

FINAL PAYMENT: Final payment including fees, security deposits, and completed Registration Form are due 21 days prior to your check-in date. Please mark this on your calendar, as NO INVOICE WILL BE SENT FOR THE FINAL PAYMENT. A LATE FEE charge of $25.00 will be assessed to your balance if not received by your due date, following ONE courtesy call or email notification.

Fireworks are prohibited on the grounds of all JR Vacation Rentals properties! Violation is grounds for eviction without refund and forfeiture of Security Deposit.

(A) This agreement shall be governed by and interpreted in accordance with the laws of the State of Wisconsin. (B) This agreement shall be treated as though it were executed in the County of Door, State of Wisconsin, and were to have been performed in the County of Door, State of Wisconsin.
Any action relating to this agreement shall only be instituted and prosecuted in courts in Wisconsin. Customer/Tenant specifically consent to such jurisdiction and to extraterritorial service of process.

Guest agrees to indemnify and save individual homeowners, Agency, and its employees, free and harmless for any liabilities or any loss or damage whatsoever arising from, related to or in connection with rental of, the premises including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by Guest or guests of Guest.

If you will be arriving after business hours, please follow the “Late Check-in Procedures”. Information will not be available for Check-in until 4:00 P.M. on days the office is closed.
1. You will find your name on a key bag with information in the :Late Check-in Box”, located next to the JR Vacation Rentals office front door entrance. 2. Remove the key bag with your name on it from the “Late Check-in Box.” If our office is missing any forms (Registration Form, etc.) please complete and put in the “Locked Box” that is below the “Late Check-in Box”. This will finalize your reservation.

A $50.00 fee will be charged for all lock-outs.

JR Vacation Rentals will not be responsible for any items left in a rental property. Lost items, turned into our office, will be held for two weeks and, if not claimed, will be donated to a local charitable organization. Returned items, per your return request, will be dropped off, at a reasonable time, to “Pack ‘n Ship” located at 623 N. 8th Avenue, Sturgeon Bay, WI. You will be asked to contact them directly at (920) 746-9596, to arrange delivery and payment arrangements.

Each home listing includes a statement of maximum occupancy (babies in cribs are included). Maximum occupancy must be strictly adhered to, due to fire safety standards and home owner requirements. Leaseholder must be in occupancy at all times during the period of the lease. IF ANY HOME IS FOUND TO EXCEED THE MAXIMUM OCCUPANCY, TENANT WILL BE EVICTED WITHOUT REFUND and SECURITY DEPOSIT FORFEITED.

If, in the Agent’s opinion, the home you have rented is unable to be occupied, JR Vacation Rentals will make every effort to move you to a comparable priced property. If no comparable priced property is available, your rent will be refunded.

In order to confirm your reservation, an advance deposit of the total amount is due within 10 days of making your reservation. Payment may be made in the form of personal check, money order, certified or cashier’s check (credit cards are not accepted). All rental monies, including security deposit, are deposited into a JR Vacation Rentals Interest Bearing Account with accrued interest paid to the Agent.

Reservations made less than 21 days prior to arrival require full payment (and completion of both the Lease Agreement/Pet Lease Agreement and Registration Forms, prior to arrival) via personal check, money order, certified or a cashier’s check, and mailed overnight to JR Vacation Rentals Office. Returned checks will incur a service charge of $50.00.

Some homes allow pet(s). Pet(s) must be approved and confirmed by completing and returning the Pet Lease Agreement form. A pet(s) security deposit, less any charges incurred where applicable, will be post-marked within 21 days of your departure date, via U.S. Postal Service for pet-friendly homes. A non-refundable pet(s) charge will be added to the nightly rent, when making your reservation. Violation on the premises that do not allow pet(s) is grounds for eviction without refund and forfeiture of Security Deposits.
You are responsible for cleaning up after your pet(s), both inside the home and outside yard space too. If you fail to clean up after your pet(s), there will be a security deposit deduction.
JR is not responsible for any problems occurring due to previous owners allowing pet(s) on the premises, unknown to JR Vacation Rentals.

JR Vacation Rentals would love to welcome you for a return visit. Reservations are subject to availability, which can change quickly, and property contract renewal (owner’s decision). Also, by booking early you can benefit from our “Book Now, Pay Later” program. By booking your future vacation early, you’ll get prime selection and avoid already booked accommodations. Book in the same year as your current vacation and your first payment isn’t due until January 15 of the following year. And, your final payment isn’t due until 21 days prior to your arrival. We are able to accept reservations for up to two years in the future! Reservations are taken on a first come basis.

Properties do not provide sheets or towels.
JR Vacation Rentals rents sheets and towels, for your convenience. Please reference your Lease Agreement for the Linen Rental / Rental Items section for options. Each property is expected to have pillows, mattress pads, blankets and/or comforters provided for your stay. Highchairs, booster chairs, strollers or cribs can be rented and should be clean and left at the property for our staff to pick up.  No refunds for Linen / Rental items on cancelled reservations. All rental items should be paid for in a separate check, submitted with your Advance Deposit and Lease Agreement form.

Even the top-of-the-line or newest equipment can malfunction and cannot be guaranteed 100% of the time. JR Vacation Rentals has an excellent maintenance contact list. Problems are corrected as soon as humanly possible. Priority is given to water and refrigerators. Agent, authorized employees, or repair persons may enter the premises for the purpose connected with the repair, care or maintenance of premises.

A security deposit is required on all JR Vacation Rentals Properties. The amount is specified on the first page of the Tenant Lease Agreement form. The security deposit purpose is to protect the owner’s home, outside space, and contents from any damages. In addition, if any Check-out Procedures are not followed, additional charges will be deducted from the security deposit. Check-out Procedures (and Pet-friendly properties will have reminders posted too!) and Security Deposit deductions are located in your Welcome Binder, located at the property. Properties are inspected before and after every tenancy. While you are here, we ask your cooperation in reporting any damage by completing your Guest Survey or emailing the JR Vacation Rentals Office.
The security deposit, less any charges incurred where applicable, will be post-marked within 21 days of your departure date, via U.S. Postal Service. If damage to the premises occurs during your tenancy, and is not reported, the leaseholder will be responsible for repairs or replacement. Reissue of lost or stolen checks, checks not mailed directly to the JR Vacation Rentals Office, will incur a $30.00 stop payment fee. Additionally, any checks returned due to non-sufficient funds, will incur current NSF fees as charged by our financial institution. Only a money order will then be accepted prior to check-in.

Property shorelines (and water levels) can change from day-to-day and year-to-year; this is Mother Nature. Water accessible, as an amenity, does not equal sand beach. JR Vacation Rentals has no control over the appearance of a property shoreline. If you have questions or concerns, please contact our office immediately.

Absolutely NO SMOKING at ALL JR Vacation Rentals Properties. If smoking is detected in your unit, at the home, or signs left outside, your entire security deposit will be forfeited.

JR Vacation Rentals offers you a complimentary starter bag of supplies. Included in the supply bag are 2 rolls of toilet paper per bathroom, bar of soap, paper towel, large can liners, and small can liners. This is only to get you by for the first couple of days! All dish soap, laundry detergent (pay attention to Amenities for your property; some use only HE products!), additional toilet paper, soap and shampoo, etc., are the renters responsibility.

Some properties are equipped with telephones for your convenience and safety. Please verify the “Amenities” listing for a specific property. Your vacation home phone number appears on the front of your Lease Agreement form. Make sure your guests and family members have this number before arrival. Additionally, due to geographical elements, cell phone coverage is not consistent or guaranteed.

Most of the properties have well water. Some people find the smell or taste offensive. You are responsible for purchasing your own bottled water, if you find the local water offensive. All of our properties have a yearly water test with “SAFE” results.
